Promoting and Advertising Your Property

Spencer Auctioneers advertise on all the leading websites here in Ireland and also abroad and your property will be advertised on Daft.ie, MyHome.ie and Rightmove.co.uk, along with our own website spencerauctioneers.com.  We include professional and drone photography, 3D virtual tours, all signage and digital advertising in our fee. 

Property Valuation

The first step when you are considering selling your house or property is to have the property valued.  This is an easy and informal process that will provide you with information if work needs to be carried out and also a property valuation.  Whilst carrying out a valuation we are more than happy to discuss our ideas on improvements or things that will achieve a faster sale. 

Choosing the Best Way to Sell Your Property

Traditionally there are two methods of sale and these are private treaty or auction. 

Private Treaty

This is where your property is placed on the market with a guide price, which is agreed by us and you the client. Only when you are satisfied with all the details and information, will the property be brought to the market.  We recommend that signage is erected and we will arrange with you times and dates of viewings and provide you with feedback after these viewings are carried out. 

Once an offer is received from an interested party we will pass this offer on to you and discuss each offer with its own merits. 

When the offer has been accepted by the seller, we will request a booking deposit from the purchaser and we will require both parties solicitor’s details, so that we can send out documentation to them.

We strongly recommend that you discuss the sale with your solicitor prior to bringing the property to the market so that they can ensure they have all the documentation required to enable them to issue a contract swiftly and without delay, once a buyer is found.

Public Auction/Online Auction

Auctions can be the perfect opportunity for you to sell your property fast and securely, whilst having minimal hassle and disturbance of your daily life.  Spencer Auctioneers have a dedicated website for online property sales and we also regularly hold public auctions at convenient locations for all parties.

Spencer Auctioneers also work with I Am Sold, being an award-winning property auction company, who work with over 1,1,00 auctioneers across Ireland and the UK.

Marketing Your Property

We ensure your property is presented at its best through high quality colour brochures, complimented by drone videos and photography.  Digitally our coverage is far reached on social media and via our website and other websites that we advertise on.  We can organise advertising in local, regional and national press and would be happy to discuss this with you at any time.

Building Energy Rating (BER)

You will require a Building Energy Rating (BER) or Non-Domestic Building Energy Rating (NDBER) for the sale and lease of all residential and commercial buildings prior to the active marketing of a property. This needs to be carried out by a registered assessor and if you require a recommendation of an assessor please contact us at the office.

Most purchasers will require an engineer’s report, which will include a Certificate of Compliance and a Declaration of Identity. These documents confirm that the boundaries are correct and the property is planning compliant.  Please ensure that you discuss this with your engineer or if you need an engineer recommended please contact us at the office.
