The first step when you are considering selling your house or property is to have the property valued. This is an easy and informal process that will provide you with information if work needs to be carried out and also a property valuation. Whilst carrying out a valuation we are more than happy to discuss our ideas on improvements or things that will achieve a faster sale.
Traditionally there are two methods of sale and these are private treaty or auction.
This is where your property is placed on the market with a guide price, which is agreed by us and you the client. Only when you are satisfied with all the details and information, will the property be brought to the market. We recommend that signage is erected and we will arrange with you times and dates of viewings and provide you with feedback after these viewings are carried out.
Once an offer is received from an interested party we will pass this offer on to you and discuss each offer with its own merits.
When the offer has been accepted by the seller, we will request a booking deposit from the purchaser and we will require both parties solicitor’s details, so that we can send out documentation to them.
We strongly recommend that you discuss the sale with your solicitor prior to bringing the property to the market so that they can ensure they have all the documentation required to enable them to issue a contract swiftly and without delay, once a buyer is found.

You will require a Building Energy Rating (BER) or Non-Domestic Building Energy Rating (NDBER) for the sale and lease of all residential and commercial buildings prior to the active marketing of a property. This needs to be carried out by a registered assessor and if you require a recommendation of an assessor please contact us at the office.
Most purchasers will require an engineer’s report, which will include a Certificate of Compliance and a Declaration of Identity. These documents confirm that the boundaries are correct and the property is planning compliant.
